Instead of paying to acquire new traffic from scratch, you reengage the warm audience that already showed interest and guide them back toward a conversation with your sales team.

The real estate sector has an average overall conversion rate of just 2.8% across all channels, according to Ruler Analytics. For someone who reached your pricing page but did not enquire, serve an ad promoting a limited time incentive or a bond prequalification partnership. Tailored creative performs dramatically better than generic awareness ads because it speaks to the exact interest the visitor already demonstrated.

Keep your creative fresh. Fatigue kills retargeting performance. Rotate your ad creative every two to three weeks with new images, new headlines, and new offers. If a prospect sees the same development render seven times in a row, they will tune you out completely. Measuring What Matters in a Retargeting Property Development Campaign

Showing them acquisition ads after they have already raised their hand is wasteful and makes your brand look disorganised. Use exclusion audiences based on form submissions and thank you page visits.

Second, running retargeting with no frequency cap. Without a cap, your ads will follow the same prospect everywhere they go online, creating a creepy rather than compelling experience. Set a frequency cap of three to five impressions per user per day across all platforms. Enough to stay visible, not enough to become a nuisance.

Third, retargeting without a landing page strategy. Sending retargeted traffic back to your homepage is a waste. Each retargeting ad should link to a dedicated landing page that matches the message of the ad and makes the next step obvious. If the ad promoted a specific floor plan, the landing page should feature that floor plan with a clear enquiry form above the fold. The less friction between the click and the enquiry, the better your results will be.
